Strata building cleaning
Strata cleaning that survives the next council meeting
Every strata council has had the cleaning conversation. An owner emails about the smell in the garbage room, someone else notices the elevator tracks are black, the amenity room was left sticky after a booking, and the property manager is asked, again, what exactly the cleaner does for the money. Common property is the one thing every owner sees daily and nobody wants to manage.

Why common area cleanliness matters to a strata
CedarPact Facility Group cleans common areas for strata corporations and residential buildings across Metro Vancouver and the Fraser Valley: lobbies, corridors, elevators, stairwells, amenity rooms, mail areas, garbage and recycling rooms, and parkades. We work with the strata manager and council on a written scope, a fixed monthly price and documented inspections that can be tabled at a council meeting. In-suite cleaning is not part of what we do.
Under the Strata Property Act, the strata corporation must repair and maintain common property, and the council carries that out, usually through a licensed strata manager. Cleaning is the most visible part of that duty. When it slips, owners do not blame the cleaner; they blame the council and the manager at the next general meeting.
Lobbies, stairwells and parkade walkways are where slip and fall claims happen: rain tracked onto polished stone, a leaking garbage chute, a wet stairwell landing. Under BC's Occupiers Liability Act a strata owes visitors and residents reasonable care, and a documented cleaning and inspection routine is part of showing that care was taken.
Clean common areas protect unit values and rents. Buyers and tenants walk through the lobby and ride the elevator before they ever see a suite, and the garbage room tells them more about the building than the listing does. For rental towers, turnover and complaints track closely with how the shared spaces are kept.

Request a quoteHow often a strata building should be cleaned
High-rise towers typically have common areas serviced daily or five days a week, with lobby, elevators and garbage rooms every visit and corridor vacuuming rotated by floor. Low-rise and townhome stratas often run two or three visits a week. Amenity rooms are cleaned after bookings or on a set day. Council and the strata manager approve the schedule, and it is written into the contract so owners can see what is included and when.
The Strata Property Act, councils and documentation
Strata corporations in BC are governed by the Strata Property Act, which makes the corporation responsible for maintaining common property, with council acting on its behalf and strata managers licensed under the Real Estate Services Act and regulated by the BC Financial Services Authority. Cleaning contracts are typically approved by council within the operating budget, so we provide a written scope and fixed monthly price that fit that process.
CedarPact carries $2,000,000 in commercial general liability insurance, is bonded and insured, and is WorkSafeBC registered, with staff trained in WHMIS 2015 and safe chemical handling. Staff are background-checked and uniformed, fob and key handling is agreed in writing, and documented inspection reports and optional weekly walkthroughs with the property manager give council a record to answer owner questions.

Strata: questions we hear a lot
Not covered here? Call (604) 341-2325 and a person answers, not a call centre.
Who do you report to, the council or the property manager?
Whoever the strata designates, usually the licensed strata manager with a council liaison copied. Your dedicated account manager handles day-to-day requests, and documented inspection reports can be formatted for council packages. Owner complaints routed through the manager are answered directly, and anything missed is corrected on the next visit at no charge.
Can you handle the garbage room smell?
Yes. Garbage and recycling rooms are cleaned and deodorized on every visit, chute doors and bins are wiped, and monthly degreasing of floors and chute discharge areas is scheduled as periodic work. Leaking bins, blocked chutes and drain problems are reported to the property manager so the cause is fixed, not just the symptom.
How soon can you start?
Your start date is set at the walkthrough, so you know it before your account manager leaves. We handle the switch for you: keys, alarm codes, supply closets and the checklist are sorted before the first visit, so there is no gap between your current cleaner and us.
Are you insured, and are your cleaners background-checked?
Yes. CedarPact carries $2,000,000 in commercial general liability insurance, is bonded and insured, and is registered with WorkSafeBC. Our cleaners are background-checked, uniformed and trained in WHMIS 2015 and safe chemical handling.
