Pressure washing

Pressure washing built for the BC climate

In the BC climate, moss, algae and black mildew grow on any shaded concrete that stays damp, which describes most sidewalks, parkades and loading docks in the Lower Mainland between October and April. Add gum, grease, bird droppings and tire marks, and the exterior of your facility starts to undercut the money you spend keeping the inside clean. CedarPact Facility Group pressure washes commercial properties across the Lower Mainland and Fraser Valley.

Pressure washing

How it works

We clean storefronts, sidewalks, entrances, parkades, loading docks, dumpster pads, patios and building facades, using hot or cold water and surface cleaners matched to the material. We work with water use and drainage in mind, controlling runoff so grease and detergent do not head for the nearest storm drain. Work is scheduled around your hours with a written scope and fixed price.

We inspect the surface first, because concrete, pavers, stucco, metal and painted surfaces each need a different pressure and nozzle. Hot water and rotary surface cleaners handle grease, gum and heavy soil on flatwork; low pressure and soft-wash methods protect siding and painted surfaces. Degreasers and cleaners are chosen for the soil, with green-certified options available on request.

Before the water starts, we check where runoff will go. Drains are protected or covered where detergents and grease are involved, debris is swept and collected rather than washed into the street, and water use is kept to what the job needs. Crews are trained in WHMIS and WorkSafeBC safety practices. Work runs early mornings, evenings or weekends to avoid your busiest hours.

FAQ

Pressure washing: questions we hear a lot

When is the best time of year to pressure wash in the Lower Mainland?

Moss and algae peak after the wet season, so late spring is the most common time for a full exterior clean. Many clients add a second pass in early autumn before the rain returns. Parkades, dumpster pads and restaurant patios often need quarterly service regardless of season because grease and grime build year-round.

What happens to the dirty water?

We plan for it before we start. Where degreasers or heavy soil are involved, we protect or cover storm drains, collect debris by broom and vacuum, and direct wash water to a sanitary connection or containment where the site allows. Municipal rules on wash water vary; we follow the requirements that apply to your property.

Will pressure washing damage my surfaces?

Not when the pressure, nozzle and distance match the material. Concrete flatwork handles high pressure; stucco, wood, painted surfaces and older mortar do not, so we switch to low pressure or soft washing with the right cleaner. We test an inconspicuous area first and stop if a surface shows any sign of damage.

Can you remove gum and oil stains?

Gum comes off with hot water and a surface cleaner; it is routine on storefront sidewalks and food court patios. Oil and grease on dealership lots, loading docks and dumpster pads are treated with a degreaser and dwell time before washing. Old stains that have soaked into porous concrete lighten considerably but may not vanish completely.
